Frequently Asked Questions: "Non-Serviced Apartments" vs. "Serviced Apartments"

What is the difference between “Non-Serviced Apartments” and “Serviced Apartments”?

  • Non-Serviced Apartments are typically owned by private landlords. These may come furnished or unfurnished, and tenants are responsible for handling all services themselves (including hiring their own housekeeping staff).

  • Serviced Apartments are usually fully furnished and include regular housekeeping services along with utilities like gym access (if available).

Details About Non-Serviced Apartments:

  • Ownership: Privately owned and managed by individual landlords.

  • Maintenance: Tenants must contact the landlord directly for any repairs or issues.

  • Pricing: Varies based on furniture, location, and other factors.

  • Furnishings: May be fully furnished or unfurnished. Generally, non-serviced apartments do not include kitchenware, bedding, or linens. However, they will have essential appliances like a refrigerator and stove.

  • Management Fees: Negotiable.

  • Housekeeping: Not included. Tenants must find and pay for housekeeping services directly.

  • Lease Term: Usually requires a minimum one-year lease.

  • Cost Efficiency: Generally offers more space for the same price compared to serviced apartments.

  • Pricing Information: Prices are approximate and for reference only.

Details About Serviced Apartments:

  • Ownership and Management: Typically owned and managed by companies, making maintenance and payments more straightforward.

  • Furnishings: Fully furnished, including kitchenware, dishes, linens, towels, etc.

  • Utilities and Services: Often include gym access, regular housekeeping services, and other amenities in the rental price.

  • Lease Term: More flexible than non-serviced apartments. Lease terms can range from weekly, monthly, to yearly (with six months or more considered long-term leases). However, shorter-term leases usually have higher monthly rental prices.

  • Convenience: Easier and more straightforward payment and maintenance processes.

  • Availability: There are many smaller serviced apartment buildings throughout Ho Chi Minh City. Lower-priced units tend to be more compact but conveniently located near schools, shopping areas, and restaurants.
