  • Do I have to pay any commission or fee to The Nest if I find a home with your services?
  • Nope, you pay no fees to us. The landlord is responsible to pay any fee to The Nest , our services are free to you 100%.
  • What can I do now to prepare?
  • We recommend that you get in touch with us via email as soon as possible (contact at end of this presentation)

Normally home searches take a total of day or two to view/revisit, final select a property. Note, it’s always best to have one or two backup choices.

  • Will The Nest show me the property who will negotiate?
  • The Nest will make all appointments for property viewings and we will accompany you throughout each step of your home search. A finalize the lease and get you in your new home smoothly.
  • I have been searching other websites for apartments in Vietnam, are they reliable?
  • Unfortunately many websites show either inaccurate or false information

various fees and taxes or the property is no longer available. If you see something on another website you like, send the link to us and we’d be happy to check on it for you and add it to your home search if it is available and reliable.

  • How much is the deposit and how frequent are payments?
  • Most landlords require 2 months deposit and first month’s rent.  Typically rent is paid every 2 months

(although some not common to pay a full year in advance).

  • What are “Non-Serviced” Apartments and “Serviced Apartments”?
  • The Non-Serviced apartments are basically individual landlord owned, may or may not be furnished, and the tenant is responsible for all or your maid). And  “Serviced Apartments” are normally fully furnished (including kitchen utensils, sheets, etc.) and include services like regular maid service.

 

More details of Non-Serviced apartments:

 

•  Normally owned and managed by individual landlords which means any fixes or problems must be arranged through them.

•    Pricing varies (some depending on furnishings, landlord, etc).

•  Can be non-furnished or furnished. Most non-serviced apartments (even if furnished) will not include things like dishes, bedding, kitchenware. Furnished means main pieces of furniture. All apartments(non-furnished or furnished) will include major appliances like refrigerator or cooking stove.

•  Management fees, services and facilities negotiable.

•  Maid service if you want it will have to be arranged by tenant. End of month u normally will be responsibility of tenant to pay to suppliers.

•    Normally a minimum of a one year lease is required.

•  In general, you will get much more space for the money with non-serviced apartments or in comparison to Serviced apartments.

•    Square meters and pricing info are given solely as an approximately.

 

More details of Serviced apartments:

 

•  Normally owned and managed by companies so can be easier to deal with for maintenance, payments than individual local landlord.

•    Fully furnished and will usually include kitchenware, glasses, plates, sheets, towels, etc.

•  Price normally includes all facilities such as fitness center if available), regular maid service, uetc.

•  Can get shorter leases than non-serviced. Normally 6 month leases and more qualify as long term leases. However, the shorter the lease, the higher the monthly rental will be.

•  Billing, any upkeep and maintenance are normally much more straight  than non-serviced apartments.

•  There are many, many smaller serviced apartment buildings in District 2. At the lower end of the price range, most will be on the more compact side with somewhat limited facilities the are very conveniently located to school and shopping/dining

areas of District 2.

•  Normally you will get less space for your money than with a non-serviced apartment but the services and convenience are a real plus .

•    Square meters and pricing info are given solely as an approximately.

  • How long is a typical lease contract?
  • Contracts in HCMC are normally 1 to 2 years with the first 12 months unbreakable. Serviced apartments may offer shorter leases but the monthly rent can be higher.
  • Who shall do The Contract and arrange things with the landlord?
  • The Nest will work directly with landlord on your behalf to arrange all lease terms, move in dates and any other requests you may have. The Nest will assist you on handover of the keys to make sure your new home is handed over in proper condition all requirements by you have been met.
  • What happens if I have a problem after I have moved in?
  • In most cases, your landlord will be your main contact with any question we are always here to assist you should you have difficulty communication about properly. Don’t hesitate to call or email us while you are staying at your new home.
  • What happens if I break my contract early?
  • According to most lease contracts, if you break your contract early and/or without proper reason, you will lose the full security deposit. Most leases will be unbreakable for the first 12 months.

 

  1. District 2 & Nearby Areas

 

Thao Dien is located in one of main areas for expats in Ho Chi Minh City, District 2

Districts: Ho Chi Minh is divided into various “Districts”. Main districts for expats are: District 1, District 2 (where Thao Dien is), and District 7 (new suburban area). We’ve included a few proper also from the nearby Binh Thanh District, District 3 and Phu Nhuan District.

An Phu? Thao Dien? District 2?: You may hear District 2 some referred to as “An Phú” or “Thảo Điền”. Most people use all three terms interchangeably although technically they refer to different areas within District 2.

Times to various points of interest:

—  District 1 (Central Business District): 10 - 15 Minutes depending on traffic.

 Airport: 20 -30 minutes depending on traffic  

 District 7: 20-30 minutes depending on traffic

Going to the school and shopping: The majority of properties we will show you are located within a 10 to 15 minute drive.

Note: Public transportation we have shuttle bus No. 35 to District 1 every 15 minute- It departures near BIS school to the Central of Dist 1 (Bến Thành Market). If you are living in District 2, for most local motorbike or take a quick taxi to the school or shopping.

 

4. Villa & House Opns

 

•  Normally owned and managed by individual landlords which means any fixes or problems must be arranged through them.

•    There are a wide range of small to massive villas throughout the District 2 area.

•  Can be non-furnished or furnished. Pricing will not vary significantly between furnished or unfurnished (possibly 15%, highly dependent on LL).

•    Most villas will include at least a small garden area.

•    No services are included./ Không có dịch vụ nào được bao gồm.

•  Some villas may not meet the standards of foreigners in terms of style, amenity of building. Manage your expectation.

•  Note that unlike most apartment buildings, not all villas have back up power. District 2 does have occasional power outages which can last for a few hours. Smaller villas may not have back up power.

•  Always take into account safety and security of villas as there is a higher likelihood that they can be robbed thân apartments. Hồ Chí Minh is a very safe city but it may happens when you forgot to close your doors.

•    Normally a minimum of a one year lease is required.

•    Be aware that the amount of upkeep, pests/bugs will be more than most apartments.
